With companies now allowing hybrid working, many employees are now free to work from anywhere they wish when they are not in the office, so being able to getaway and enjoy a break as well as keeping up with their work schedule is a massive draw and giving people the best of both worlds, but even for those that have to go to their place of work daily are seeking solace of a weekend by having the freedom of jumping in their car with just a change of clothes on a Friday evening safe in the knowledge they have a place to go anytime they want a change of pace and scenery without having to scroll through accommodation booking sites for last minute availability.

Do you offer brand new homes and pre-owned for ownership?

We carry a varied stock of new and used holiday homes to suit individual budgets and tastes. We work with all the major manufacturers, so will have a broad selection of makes and models for you to choose from.

What should I look for when buying a static caravan?

There are many things to consider when buying a static caravan.

Firstly, you need to think about what your family needs are, such as how many bedrooms and bathrooms, and whether you’ll want central heating.

Secondly, you need to consider what your budget is, and can you get the caravan you want with the budget you have.

 

Do you offer finance options?

That’s a definite yes. We’re here to help in any way we can – that includes a range of payment options (subject to status).

How much time does it take from purchase to receiving the keys?

We understand that once you have decided to purchase a holiday home you will be wanting to start using it as soon as possible.

There are a few things to consider before we can hand over the keys to your holiday home. We may need to complete groundworks to get the pitch ready and the holiday home will need to be moved and sited on the pitch that you chose if it wasn’t sold on the pitch it currently was on, but rest assured we will do our absolute best to get those keys in your hand as soon as we possibly can.

 

How much are the pitch fees?

Our site fees vary depending on the size of the pitch and the location within the park, so please contact our sales call or email our team at sales@rosneathcastle.co.uk and they will be happy to help.

 

Can I pay the pitch fees monthly?

You can choose to pay in full or to make life that little bit easier you can spread the cost over a maximum of 10 months, which will include a small admission fee.

 

What do the pitch fees cover?

Your annual pitch fee covers site maintenance, water, landscaping, pitch services, rubbish collection and grass cutting.

 

Are pitch fees the same as site fees and if not, how much are the site fees and what do they cover?

Yes. they are the same.

 

How regularly do I need to pay the utility bills (water, electricity, gas)?

We will read the meter and invoice quarterly. You may wish to provide us with more regular readings to help keep the cost down.

 

What is an average utility bill payment?

It’s difficult to say as it depends on an individual’s lifestyle.

 

Is the gas piped or bottled?

Most of the holiday park benefits from piped gas, we do have a small area in our D section which is bottled gas.

 

Do I need insurance, what would be an average price for this, and can you recommend a quality insurer?

An average price would be between £200 and £500 but it depends on the age, make and model of the holiday home or lodge. We can recommend any individual company, but a lot of our owners use Leisure Days

 

Do I have to maintain my own caravan or are any maintenance services included from the park?

You as an owner are responsible for the upkeep of your own Holiday Home. We are here to help where we can with anything relating to drop in water pressure, boiler issues, leaks, gutter repairs, there is a small call out charge. If it is anything relating to the infrastructure – this will be the parks responsibility and the charge will not incur. Any specialist repairs such as gas, window/glass work, joinery etc is still the sole responsibility of the owner.

 

Do I have to pay Council Tax?

No. Business Rates and not Council Tax are charged for caravan holiday homes/holiday lodges. Paying Council Tax or receiving Housing Benefit to pay the pitch fees would be taken as strongly indicating the holiday home is being used as a main residence.

 

Do I need a TV License?

No, you do not need a tv license if you already pay for one at your permanent address.

 

Are there any other costs to consider?

All holiday homes need to have a gas safety certificate every 12 months and an electrical safety check every 3 years.

 

How long is the season?

The park is open from 7th March to 31st January.

 

Can I rent out my caravan to holiday guests and if so, do you offer a management service for bookings?

Letting for commercial purposes is not allowed.

 

Can my friends and family use my caravan at anytime without having to notify anyone?

Your holiday home can be used by you, your friends, and your family without notifying us.

 

What benefits do I get as an owner?         

Throughout the year we organise lots of different activities including live music, theme nights, barbecues, and whisky tours. We encourage owners to take part in the events planning process and tell us what they’d like to see included in the programme. We also have an excellent referral offer where you can get money off your next seasons fees, £500 off for the first, £750 for the second and free fees for the third.

 

Can I park my car next to my caravan and if so, how many spaces do I have?

Yes, there is a parking space provided next to all holiday homes.

 

Can I add decking to my caravan?

You can have decking added to your caravan, speak to a member of our Sales Team who will be able to advise on the design. Work must be carried out by one of our three Decking Contractors.

 

Can I add an outside ramp to my caravan for disabled access?

This depends on the size of the pitch; you will be asked to complete the Pitch Improvement Form and the Park will need to authorise it. Works would need to be carried out by a Park-Preferred Contractor.

 

Can I put a lockable outside shed next to my caravan?

The park does allow storage boxes with restrictions that can be found on our Pitch Improvement Form.

 

What security is in place around the park during both open and closed seasons?

We have a dedicated security team and there are people on park throughout the year. Rosneath Castle is not on the fringes of a town, so we don’t have passing trade or people wandering on to the park. Of course, we do ask all owners to secure valuables and ensure their holiday homes are locked when not in use.

 

Do you offer mooring for an owner’s boat and if so, what are the costs?

We don’t have boat moorings, but we do have the Boatyard for storage. The cost is £565 from April to April, or if it is just for occasional use there is the slip way you can use for £10.
