Depending on availability, you can take a short break in a similar caravan holiday home and see the park for yourself before buying. If you decide to become an owner whilst staying with us, we will refund the cost of your holiday.
Caravans can be used for holidays or recreational use only, long-term occupancy is not allowed. The holiday park is closed for 5 weeks each year from 1st February to 7th March and you cannot stay overnight during this period. This is a requirement of our site licence and planning permissions. However, we also offer Park Homes are for residential use and can be occupied all year long.

Deciding the best way to purchase your holiday home can be daunting, but our friendly team are on hand to guide you every step of the way, making the purchase process as seamless as possible, meaning you can enjoy your holiday home as soon as possible.
We have a number of payment options, including flexible finance to spread the cost of your holiday home. Please enquire for more details.
Normally we ask for a 20% deposit of the sales price, but we do work with an owner if they cannot manage the full deposit amount upfront.

No, your annual site fee gives you a licence to have your holiday home on the pitch, subject to the park rules and regulations. When you buy a holiday home with us, our licence gives you the right to occupy the pitch, normally for a minimum of 12 years.
Yes, you are the owner of the static caravan.
We will give you a written contract explaining all the terms of your purchase and occupancy. The agreement is based on industry standard documentation produced by the British Holiday and Home Park Association and the National Caravan Council. We are members of the association and follow its rules and recommendations for the sale of holiday homes. You should make sure you fully understand the contract.
Yes, we welcome two pets (non-dangerous breeds) per caravan. Dogs must be kept on a lead and dog/pet bins are provided.
In the park there is an outdoor playground and indoor soft play area. There is a large grassy area for outdoor games. We have a family funzone with a range of arts, crafts, pool, air hockey and table tennis tables to keep them occupied and there is a range of park wide events on offer throughout the season for the whole family to enjoy together.
Yes, throughout the year we organise lots of different activities including live music, theme nights and barbecues. We encourage owners to take part in the events planning process and tell us what they’d like to see included in the programme.
We aim to provide our owners with a variety of events throughout the season and we welcome feedback on what owners would like to see on our park.
Our on-site shop sells your every day essentials along with taking the pressure off from cooking and offering our “food to go” meals which you can heat up in the comfort of your holiday home. Each meal is freshly made in our own kitchen, and we will have a range of delicious meals for you to enjoy throughout the season subject to availability.
We have the Castle Isle Restaurant & Bar, providing a warm welcome and hearty meals, with entertainment at weekends.
As well as the shop on park there is a convenience store in Rosneath village, and there are supermarkets in Helensburgh.
In keeping with the rural aspect of the park, we do not allow satellite dishes to be installed. We do have satellite TV in the Castle Isle Restaurant & Bar for all guests to enjoy.
Yes, although you will need a fishing permit which can be purchased locally.
While a fishing license isn’t legally required for rod and line fishing in Scotland (except in the Border Esk region), you’ll need permission from the landowner or angling club to fish in Rosneath and Clynder, especially for salmon and sea trout. The Loch Lomond Angling association own migratory fishing rights on the GareLoch and round to Kilcreggan.
You can catch fish other than salmon and sea trout without a permit.
Yes, we have a storage area available for holiday home owners. Please enquire in the main reception for more information and details on how to reserve a space.
We have a dedicated security team on site 7 days a week and there are people on the park throughout the year. Rosneath Castle is not on the fringes of a town so we don’t have passing trade or people wandering on to the park. Of course, we do ask all owners to secure valuables and ensure their holiday homes are locked when not in use.
The caravan can be used by you, your friends and family, however letting for commercial purposes is not allowed.
Yes, you can part exchange your caravan for a newer model. Please speak to the team from the sales office to find out more.
You can keep your van at a minimum for the period set out in your site licence, normally12 years, but there is no guarantee you will be allowed to stay on the pitch after that. Normally owners then move onto a one year rolling agreement, but this one year rolling agreement can be terminated by us in any year. We will discuss this with you before taking action to terminate your site licence.
We like our owners to take pride in their surroundings and you can use pots and planters to personalise your pitch, subject to certain conditions. We’ll take responsibility for grass cutting and managing existing trees, shrubs or plants around your pitch.
